Buying a Short-Term Rental in Fredericksburg: What to Know Before You Make an Offer

Fredericksburg is one of the most popular weekend destinations in Texas, and that makes short-term rentals one of the most common questions I get. I grew up working the reservations desk for my family's B&B reservation service, so I look at a rental property the way a guest and an operator would, not just as a house.

Start with the permit

Inside the city limits, a short-term rental needs a permit from the City of Fredericksburg, and the rules for where new permits are allowed depend on zoning. A property with an existing permit is not the same as a property that might qualify for one. Before you fall in love with a house, ask:

  • Is there an active STR or B&B permit, and how many units does it cover?
  • Does the permit transfer with the sale, or will you need to apply?
  • If there is no permit, has the city indicated whether the property could qualify, for example through the Special Exception process?

Outside the city limits, county properties follow different rules, and deed restrictions or HOA covenants can allow or forbid rentals. Always read the restrictions.

Ask for the right numbers

A good STR listing comes with history. Ask for gross revenue by year, occupancy, average nightly rate, and the operating costs: management, cleaning, supplies, utilities, insurance and hotel occupancy taxes. Future bookings that convey with the sale are a real asset.

Look at what guests look for

Walkability to Main Street, a hot tub, outdoor space, parking and a memorable name all show up in reviews. A historic limestone cottage two blocks from Main Street and a cabin compound with hot tubs on ten acres attract different guests, and both can work well.

Turnkey or a project?

Many Fredericksburg rentals sell fully furnished with future reservations in place. Others need a refresh. Factor in furniture, photography and listing setup if you are starting from scratch.
