I started working at my family's Absolute Charm B&B Reservation Service when I was 10, booking guests and learning what makes a Fredericksburg stay sell out. Today my dad and I own Bubbly, a historic B&B one block from downtown.
I've represented dozens of buyers and sellers of short-term rentals, B&Bs and investment properties, so I look at a property the way a guest and an owner would: location, the permit, the numbers and the feel of the place.

The permit
Inside Fredericksburg city limits, short-term rentals need a city permit. I verify a property’s permit status before you make an offer. STR rules

Rules are different inside the city, in the ETJ and out in the county, and many subdivisions have their own deed restrictions. Deed restrictions
