Living Within Walking Distance of Main Street: Pros, Cons and What It Costs to Own

A lot of my buyers start their search with one wish: they want to walk to Main Street. I understand why. I grew up in Fredericksburg, and some of my favorite memories are on Main Street, including working in my family's store, Tea Rose Quilts. Living close to downtown is wonderful. It also comes with tradeoffs and costs you should know before you buy. Here is my honest look.

The Pros

  • Walk to dinner. Restaurants, wine bars, coffee and bakeries are right there. No parking, no driving after a glass of wine.
  • Festivals at your door. Oktoberfest, the Christmas Nights of Lights and events on Marktplatz are a short stroll away.
  • Shopping and culture. Main Street has shops, galleries and museums, including the National Museum of the Pacific War.
  • History and charm. Many homes near downtown are historic stone houses, Sunday houses and cottages with real character.
  • City services. In-town homes are usually on city water and sewer, so you skip the well and septic questions that come with county property.
  • Rental potential. Some properties near downtown can operate as short-term rentals, depending on zoning and permits.

The Cons

  • Visitors and traffic. Fredericksburg is a busy visitor town. Busy weekends bring crowds, traffic and full parking lots.
  • Noise. Festivals and nightlife can mean music and late-night foot traffic, depending on the block.
  • Parking. Many older homes have small driveways or limited off-street parking.
  • Smaller lots. Downtown lots are often smaller, with less room for a pool, a garage or a big yard.
  • Neighbors may be guests. On some streets, nearby homes are short-term rentals, so the people next door change from weekend to weekend.

None of these are deal breakers for the right buyer. The key is to visit at different times. I tell my buyers to walk the street on a Saturday night and again on a Tuesday morning.

What It Costs to Own

I will not throw out price ranges here, because every property is different and the market changes. Instead, here are the costs I help my buyers plan for.

Property Taxes

Look up the property on the Gillespie Central Appraisal District website. You can see the appraised value and the taxing entities. Keep in mind that a homestead exemption may not carry over, and a new sale can lead to a new appraisal. Your title company or lender can help you estimate taxes for your situation.

Insurance

Older homes can cost more to insure, especially with older roofs, wiring or plumbing. Get insurance quotes during your option period, not after.

Maintenance on Older Homes

Historic and older homes need care. Plan for:

  • Foundation and drainage
  • Electrical and plumbing updates
  • Roofs, windows and doors
  • Stone and mortar repair
  • HVAC in homes that were not built for it

A thorough inspection is worth every penny. For older homes, I often recommend specialty inspectors as well.

Historic District Rules

If the home is in the historic district, exterior changes may need approval from the city before you start work. That can affect your remodel plans and timeline. I cover this more in my guide to buying a home in the historic district.

STR Compliance

If you plan to rent the home short term, budget for the city permit process, annual inspections, any required safety upgrades and hotel occupancy tax filings. Zoning decides what is allowed. My post on Fredericksburg STR rules explains the details.

Flood Zones

Creeks run through parts of town. Check flood maps for any property you are considering, and ask about flood insurance if it applies.

Who Loves Living Near Main Street

In my experience, these buyers are happiest close to downtown:

  • Retirees and empty nesters who want to walk everywhere
  • Second-home owners who want an easy weekend place
  • STR investors who understand the permit rules
  • Anyone who loves being part of the energy of town

If you want more space, quiet and privacy, a neighborhood a little farther out or a home in the county might fit better. Many of my clients find a sweet spot a short drive from Main Street.
