I am a Fredericksburg native. I grew up here, working in my family's Main Street store, Tea Rose Quilts, and today I help people make this town their home too. I love showing people around it. Where Fredericksburg Is
Fredericksburg is the county seat of Gillespie County, in the heart of the Texas Hill Country. German settlers founded the town in 1846, and you can still see that heritage in the stone buildings, the street names and the food. Austin is about 75 miles to the east, and San Antonio is about 70 miles to the south. That puts you close enough for a day trip to the city, an airport run or a concert, while still coming home to a small town with open skies and quiet nights.
In-Town Living vs. County Living
One of the first decisions my buyers make is whether they want to live in town or out in the county. Both are wonderful, and they feel very different.
Living in Town
In-town homes are usually on city water and sewer, close to Main Street, the schools, the hospital and grocery stores. You can walk or bike to dinner from many neighborhoods. There are historic homes near downtown, established neighborhoods with mature trees, and newer subdivisions on the edges of town. If you want an easy, low-maintenance lifestyle, in-town living is hard to beat.
Living in the County
Out in the county you will find acreage, ranches, hilltop homes with long views and gated communities. You get more space and privacy, and often more room for gardens, animals or a guest house. Most county properties rely on a private well and a septic system, so those become part of your inspection and due diligence. Schools
Fredericksburg Independent School District serves Fredericksburg and the surrounding area. The district's campuses include:
- Fredericksburg Primary School (pre-K and kindergarten)
- Fredericksburg Elementary School
- Stonewall Elementary School
- Fredericksburg Middle School
- Fredericksburg High School
There are also private school options in town, including Heritage School and St. Mary's Catholic School. If schools are a priority for your family, I always recommend visiting campuses and confirming school assignments for any specific address before you buy.
Healthcare
Fredericksburg has its own full hospital. Locals still often call it Hill Country Memorial, and today it is Methodist Hospital Hill Country. It opened in 1971 with remarkable community support and has grown into a network of clinics and specialty offices serving Gillespie County. For many of my clients, especially retirees and families with young children, having quality healthcare close by is a big part of the decision to move here.
Main Street and Everyday Life
Historic Main Street is the center of town, with around 150 shops, galleries, museums, bakeries and restaurants in a walkable downtown. The National Museum of the Pacific War is right there too. Locals shop the Fredericksburg Farmers Market in season, meet friends for dinner downtown and take visiting family to Enchanted Rock State Natural Area just north of town.
Then there is wine. More than 50 wineries are located in Fredericksburg and Gillespie County, many of them along Highway 290 toward Stonewall. Living here means your favorite tasting room can become a regular Friday stop, not a vacation day.
Fredericksburg is also a busy visitor town. Spring wildflower season and the fall and holiday months bring the biggest crowds downtown. Locals learn the back roads and the best times to run errands, and most of us enjoy the energy it brings.
Nearby Communities I Serve
Many buyers find their perfect fit just outside Fredericksburg. I work throughout the area, including these communities:
- Stonewall: On the Pedernales River in southeastern Gillespie County, known for peaches, wineries and the LBJ National and State Historical Parks.
- Harper: A small western Gillespie County community with a ranching feel and wide-open land.
- Comfort: A historic town to the south in Kendall County with a charming downtown and its own school district.
- Johnson City: The Blanco County seat at the east end of the Highway 290 wine corridor, with a growing food and wine scene.
